Prior to joining Cooper Square Acquisitions, Paul worked in multi-family brokerage in Los Angeles, where he gained valuable experience navigating complex transactions and maximizing asset value. He earned his B.A. in Political Science from UC Berkeley and his M.S. in Law from USC Gould School of Law, where he also competed as a Division I tennis captain.

Delfina is the first point of contact for tenants at Cooper Square Acquisitions and enjoys assisting residents with anything they need. She helps coordinate maintenance requests, schedules inspections, manages resident communications, and supports rent renewals and other leasing tasks to ensure everything runs smoothly.
Bilingual in English and Spanish, Delfina brings over 5 years of experience in customer-facing roles and is committed to providing excellent service and helping residents feel at home.

Angad co-founded CSA in 2016 with the 1 single-family home after learning about the transformation underway in Camden, NJ. In 2017, he purchased full ownership and control of the firm and has since built CSA into one of the most active purchasers of distressed real estate in Southern New Jersey.
He was previously the founder of Off Campus Apartments NYC, a student-focused residential brokerage firm in New York City. In this role, he managed and trained over 20 licensed agents to become one of the top grossing rental brokerage teams in New York City, while still a college student at NYU.
Angad holds a B.S. in Finance from the NYU Stern School of Business and an MBA from the Wharton School at the University of Pennsylvania.

Oscar oversees our 4 person in-house maintenance team along with dozens of trusted vendor relationships.
Oscar and his team promptly respond to resident work orders and take pride in providing long term fixes.
Oscar has over 10 years of maintenance and construction experience.

Simone earned a Bachelor’s degree in Real Estate Development with a minor in Business Administration from the University of Southern California, graduating in May 2025.
Simone serves as Executive Assistant at Cooper Square Acquisitions, providing high-level administrative support to the Principal and leadership team. In this role, she manages the calendar, coordinates meetings and travel arrangements, prepares detailed reports and presentations, and handles sensitive information with professionalism and discretion. Simone also assists with special projects and contributes to the firm’s overall operational efficiency.

Pamela is the first point of contact for our residents and enjoys providing great customer service.
She has over 5 years experience in customer facing rolls, most recently in financial services
Pamela studied at Accounting at Universidad del Caribe in the Dominican Republic

Justin focuses on sourcing, underwriting, and marketing industrial and IOS real estate opportunities across the country, with a concentration in the expanded southwest & mountain states.
Prior to joining CSA, Justin worked in acquisitions at Langdon Street Capital, underwriting multifamily and commercial properties, and in asset management at Grand Central Market in Downtown Los Angeles. He also assisted with retail operations and property performance strategy.
Justin holds a BA in Economics from the University of Wisconsin–Madison and is a licensed real estate salesperson in New Jersey.
